Questions We Ask Our Clients

When inquiring about services from Carneghi-Nakasako & Associates, we will ask for various details about the real estate to be appraised. Examples of property specific details we will request include:

  • Address of Property and APN (Assessor Parcel Number)
  • Type of Property and Current Use (Retail, Apartments, Office, Industrial, etc.)
  • Size of Property
  • Is the property leased? If so, how many tenants?
  • Is the property currently available for sale or in contract to be purchased?

In addition to details about the property to be appraised, we also need to understand why our clients are contracting valuation services, who will be utilizing the results and what they will be used for. This is necessary for the appraiser to effectively, and appropriately, define the scope of work for each individual appraisal assignment.

Examples of assignment specific details we will ask for include:

  • What is the date of value? This could be a current date, a retrospective past date, and/or a prospective future date.
  • Why do you need this property appraised?
  • Who is the intended user of the appraisal and what do they intend to do with it?
